According to statistics released by the Central Plains Real Estate Research Center on the 8th, 50 monitored cities including Hangzhou, Wuhan, Fuzhou and Beijing have totaled 502.258 billion yuan of land sales this year (RMB, the same below). Among them, Hangzhou has the highest land transfer income of 59.11 billion yuan, Beijing ranks 55.81 billion yuan, and Suzhou ranks third with 49.2 billion yuan.

In addition, 11 cities including Wuhan, Fuzhou, Guangzhou, Zhengzhou, Chongqing, Jinan, Tianjin, etc. have sold more than 10 billion yuan in land sales for more than a month.

In January, after the emergence of three homesteads in Beijing within five days, the land market transaction picked up in early February. The 6 plots that were re-transferred on February 2 and 6 were all sold. In just one week, Beijing’s land sales revenue exceeded 15 billion yuan.

Zhang Dawei, chief analyst of Zhongyuan Real Estate, pointed out that the land transactions in many cities in the country are still at a high level, and the enthusiasm of housing enterprises for land acquisition in residential land is still high. Since the end of last year, some land plots in Beijing and Nanjing have appeared to be flow-marked, mainly because some plots have multiple complex attributes, which makes real estate companies less willing to take the land. In addition, the recent supervision of funds such as trusts is strict, allowing real estate companies to be relatively cautious about plots with higher total prices.

However, in January of this year, the performance of leading house enterprises was still red, and there was still a lot of impulse to take land and increase land reserves. The sales of Country Garden, Vanke and Evergrande in January all exceeded 60 billion yuan. According to statistics from the Kerry Research Center, in January 2018, the value of new land for top 10 real estate enterprises reached 319.6 billion yuan.

Despite the active land transactions, it is worth noting that the land transaction premium rate is basically stable. The premium rate of most cities remains low, and many plots have a bottom price transaction.

According to statistics from the China Index Academy, in January, the average premium rate of residential land in the 300 cities monitored was 24%, which was the same as last month and down 7 percentage points from the same period last year. Especially in the top ten cities in January, the average monthly land premium rate was 33%, down 41% from the same period of last year. The continuous control policy effectively controlled the premium rate.
